The phenomenon of a rush of subscription to apartments subject to the price cap on subscription prices continues. In particular, it was revealed that 8 out of 10 first-priority subscribers in the metropolitan area applied for apartments subject to the price cap.
According to the analysis of subscription home data by the real estate R114 on the 21st, out of the first-priority subscribers (666,619 people) of private residential complexes in the metropolitan area from January to August of this year (as of the 21st), approximately 78.4% (518,279 people) applied for apartments subject to the price cap.
In particular, thousands of subscribers continue to flock to individual complexes. In July, for example, ‘Gwacheon Dieter Prestige’ and ‘Dongtan Daebang Elysium The Signature’ received applications from 100,000 and 110,000 people, respectively. In addition, ‘Jeil Punggyeongchae Unjeong in Paju (26,000 people)’, ‘Goyang Janghang Kaive Yubora in Goyang (10,000 people)’, and ‘Geumdan Jungheung S-Class Edupark in Incheon (16,000 people)’ also saw a large influx of subscribers.
An industry insider stated, “The popularity of apartments subject to the price cap is soaring along with the rising prices, and with the continuous increase in sales and lease prices, the overall price increase of apartments in the metropolitan area shows no signs of stopping. As a result, the demand from prospective homeowners looking to hurry up and secure a home is increasing again, so the popularity of apartments subject to the price cap is expected to continue for some time.”
In the remaining second half of the year, attention is focused on the supply of apartments subject to the price cap in major metropolitan areas such as Osan, Bucheon, and Suwon.
Umiconstruction will offer ‘Osan Segyo Umirin Central City’ in Osan City Segyo 2nd District in October. It is the largest complex in the Osan Segyo 2nd District with a total of 1,532 units of 59, 72, and 84 square meters, and is highly valued for its high future value due to the new land development in the surrounding area and various railway developments such as GTX-C line extension, Dongtan Tram, and Bundang Line extension (planned) near Osan Station. The complex is located right in front of Marucho (tentative/planned) and high school site (planned), securing a safe school district, and has a planned neighborhood park site, promising a pleasant residential life.
GS Construction Consortium will offer ‘Bucheon Atheraja’ in Bucheon Guanak Public Housing District in September. With a total of 200 units of 50 and 59 square meters, the complex is characterized by its proximity to Yangji Elementary School, allowing for easy walking to school.
Daebang Construction will offer ‘Buk Suwon Imok District Dieter The Ritchie 1st Phase’ in Imok District in Suwon in September. With 768 units of 84 square meters, it will form a landmark complex along with the planned 1,744 units of the 2nd Phase. It stands out as the only private residential apartment in the Imok District.
